Caldera rim

Inland villages

- 07 Exo Gonia East-facing terraced hillside with agricultural stock converting to residential.
East and south coast

- 05 Vlychada The island's most wind-exposed coast: dramatic cliffs, marina, and severe fixing requirements.
South-west and beyond

- 03 Therasia A second island: every delivery crosses twice and there is no plant hire waiting.
Why the village changes the price
Three things vary between settlements and all three are cost drivers rather than preferences. Whether a vehicle can reach the property decides how material and waste move, and on a stepped lane that is the largest single line in the budget. Whether the settlement is designated decides what you are allowed to build on the outside, which can change the design entirely. And the ground varies — loose pumice in one village, competent tuff a few kilometres away — which decides the foundations.
None of that is visible from a listing photograph, which is why the first conversation about any property is about where it is before it is about what you want to do to it.
