The ground and the access
Perivolos runs south-west along the beach from Perissa, on the same flat coastal ground but with lower density and more open frontage. Vehicle access is complete and construction is conventional.
What defines it is exposure. There is nothing between these properties and the open sea, so wind and salt arrive together and continuously. Anything on the outside of a building here — glazing, hardware, metalwork, shade structures, pool equipment, planting — is in the most demanding environment on the island for combined wind and salt.
That has a design consequence beyond specification: outdoor space needs shelter to be usable. An unshaded, unsheltered terrace on this frontage is uncomfortable for much of the day in summer despite the view.
What is built here
Beachfront villas, newer rental properties, and beach clubs and restaurants with their own construction cycle and their own exposure problems.

What matters most on a job in Perivolos
- Design shelter before designing views. An exposed terrace is not usable outdoor space, however good the outlook.
- Wind-rate everything mounted outside. Pergolas, panels, shade fabric, solar, and any loose furniture. In a winter storm the loose items cause the damage.
- A316 stainless throughout externally. No exceptions on this frontage.
- Specify glazing for combined wind and salt. Both at once, not either alone.
- Cover the pool. Evaporation here is high enough that it changes the running cost materially.
Questions people actually ask
How much wind does the south coast actually get?
Enough that it governs structural fixing for anything mounted outside, and enough to make unsheltered outdoor space uncomfortable for much of a summer day. It is a design input, not a footnote.
Can I have large glazing facing the sea?
Yes, specified for the combined wind load and salt exposure, and fixed into structure properly. It is not the same specification as an inland elevation.
Is a pool cover really necessary?
On this frontage, yes, on evaporation alone. Wind over open water in summer produces losses that change the top-up cost noticeably.
Are beach club structures a different kind of build?
Yes — direct exposure, seasonal operation, and a refurbishment cycle far shorter than a house. They are designed and fixed for wind first.
Is the ground the same as Perissa?
Broadly, and it still gets a trial pit. The loose coastal deposit and possible water table apply along this whole stretch.
