The ground and the access
Perissa is flat, low-lying coastal ground — sand and loose pumice deposit rather than the tuff of the inland hills. Vehicle access is complete and excavation is fast and cheap in the loose material.
The catch is what fast, easy digging usually indicates: the material has poor bearing capacity, an open trench in it is unstable, and in places the water table is close enough to the surface to matter. Foundation design here is not automatic despite the easy site.
Drainage is the other consequence. Soakaway performance in this ground and at this level needs testing rather than assuming, and where the water table is high, discharge to ground may not be viable. See drainage and septic.
What is built here
Older apartment blocks and small hotels from earlier tourism development, newer villa and rental property, and ordinary residential behind the front.
- 1980s–1990s apartment stock, where drainage and electrical capacity were sized for a different pattern of use. See electrician.
- Salt exposure on the front, less severe than direct Kamari frontage but still an exposure specification. See salt-air corrosion protection.

What matters most on a job in Perissa
- Trial pit despite the easy ground. Loose material and a possible water table are exactly the conditions that need investigation, not the conditions that excuse it.
- Shore any excavation you stand in. Loose pumice fails suddenly, and it looks stable right up until it does.
- Test percolation before designing a soakaway. In this ground and at this level, the answer is not assumable.
- Check capacity in older blocks. Drainage and electrical systems are typically at their limit before a refurbishment adds anything.
- Watch ground-floor damp. A low, loose site near the water table is the classic setting for it.
Questions people actually ask
Is the ground here easier to build on?
Easier to dig, not necessarily easier to found on. Loose material with a possible high water table needs proper foundation design — a trial pit here is more important than on competent ground, not less.
Will I hit water when excavating?
It is possible depending on location and depth, and that is precisely what the trial pit establishes before the design is fixed.
Why is my ground floor damp?
Low-lying loose ground, possible groundwater, and frequently a floor build-up with no membrane. It is diagnosable and fixable, and it starts with establishing where the moisture is arriving from.
Can we upgrade an older apartment block?
Yes, and it usually starts with drainage and electrical capacity rather than finishes. Those are what fail during a full season.
How does Perissa compare with Perivolos?
