The ground and the access

Kamari sits on the flat coastal strip on the island's east side, under the Mesa Vouno headland, on a black volcanic beach. The ground is flat, the streets take vehicles, and plant can reach almost any plot.

That makes the construction method conventional and removes the access premium that dominates caldera budgets. What replaces it is corrosion: this is direct beach frontage, and everything metal on the outside of a building here is in the worst exposure category on the island.

  1. Specify for the exposure, not the catalogue. A316 stainless, coated coils, proper cover, and a low-permeability mix. The premium is small and the alternative is a repair cycle.
  2. Programme the closed season properly. Long-lead items ordered before the design is finished; the opening date does not move.
  3. Survey for spalling before refurbishment. Concrete repair discovered in January cannot be absorbed by a February programme.
  4. Use the access advantage. Plant can reach the site, which makes larger structural work practical here in a way it is not on the rim.
  5. Check drainage and electrical capacity in buildings that have grown incrementally — the same story as everywhere, and Kamari has a lot of it.
