Structural works and concrete

Cover and mix design are not detailing decisions here. They are the durability of the building.

Short answer

Structural concrete on Santorini is designed for two things at once: seismic performance, which is a Greek national requirement, and coastal exposure, which governs cover, mix design and every fixing. Getting the seismic design right and the exposure specification wrong produces a building that is safe and failing simultaneously.

Two design problems at once

Every structural element on this island answers to two independent requirements, and the specification is only right when it satisfies both.

Seismic
Greece designs for earthquake as a matter of course, and the detailing at joints — how a beam connects to a column, how reinforcement is anchored and confined — is what the structural engineer is actually signing. It is not something a builder decides on site.
Coastal exposure
Salt-laden air drives chloride into concrete, chloride depassivates reinforcement, and rust occupies several times the volume of the steel it came from. The concrete is then pushed off from the inside. Cover depth and a low-permeability mix are the defence, and they have to be specified together.

A-04 Corrosion of embedded reinforcement. Rust occupies several times the volume of the steel it came from, so the concrete is pushed off from the inside — the crack is the symptom, the cover was the cause.

The failure mode you see on older buildings here — spalled concrete with rust-stained reinforcement showing at balcony edges and soffits — is almost always insufficient cover rather than structural overload. The crack is the symptom; the cover was the cause.

What this trade covers

  • Reinforced concrete frames, slabs, beams and columns to the engineer's design, with cover checked and recorded before every pour.
  • Foundations: pads, strips, rafts and, where the ground requires it, deeper solutions decided by what the trial pit found rather than by what the neighbour did.
  • Structural repair to existing concrete — cutting out contaminated material, passivating and reinstating reinforcement, re-forming with a repair mortar compatible with the parent concrete.
  • Forming new openings in existing structure, with proper heads, propping and a temporary works scheme rather than optimism.
  • Tying original stone construction to later concrete additions, or deliberately separating them, whichever the engineer specifies.
  • Ring beams and corner ties on traditional masonry, which is the usual answer to a stone building that needs strengthening.

Concrete on an island

The practical constraints are worth stating plainly because they shape the programme.

  • Supply. Ready-mix availability and the achievable pour rate govern how a slab is designed and jointed. A pour that assumes mainland supply continuity will get constructed differently here.
  • Access. Where a truck and pump cannot reach — most of Oia, much of Imerovigli, the Pyrgos core — the structure is designed around what can be carried, which frequently means smaller pours, more joints, and a different reinforcement arrangement.
  • Weather windows. Pours are scheduled around heat and wind. Curing in strong dry wind is a real quality risk, and it is managed by scheduling and protection rather than by hoping.
  • Waste. Formwork, offcuts and demolition arisings leave by the same route material arrived on, and on a restricted site that is a cost line rather than an afterthought.

A contractor who offers to handle the structural design "in house" without a registered engineer is describing something that cannot be permitted.

Questions people actually ask

Can you tell me if my building is structurally safe?

We can tell you what we can see and whether it warrants a structural engineer, and we will say so plainly if it does. A structural opinion is an engineer's to give — a builder telling you a cracked building is fine is giving you an assurance they cannot back.

Why is spalled concrete so common on older buildings here?

Insufficient cover to the reinforcement combined with a salt-laden atmosphere. Chloride reaches the steel, the steel expands as it corrodes, and the cover is pushed off from the inside. It is an exposure and specification failure, not an overload failure.

Can you form a new large opening in an existing wall?

Usually, with an engineer's design, a proper head, and a temporary works scheme for propping. In a vaulted cave house it is a substantially more serious question because the geometry is structural — see cave house renovation.

Do you do the engineering as well?

No. A builder works to a registered engineer's design and coordinate with them. If you do not have one we will suggest engineers we have worked with, and you appoint them directly — you want them independent of us.

How long does a villa frame take?

Typically eight to sixteen weeks depending on size, access and how the pours have to be split. Access is usually the bigger variable, not size.
