First, the honest disclaimer
This guide will help you understand what you are looking at and decide how urgently to act. It is not a substitute for a structural engineer, and we are contractors rather than engineers.
If any of the following is true, get an engineer now rather than reading further: the crack is widening measurably; a wall is leaning or bulging; there is movement in ground near a caldera edge or above a retaining structure; a vault or arch has cracked at its crown; or a door or window that used to work has begun to bind. The five patterns
- Diagonal from the corners of openings
- The classic settlement signature. Openings are the weak points in a wall, so differential movement expresses itself as a diagonal running away from a corner. On Santorini this usually means foundations bearing on materials of different competence — which is common, because depth to competent ground varies across a plot. See volcanic soil foundations. Warrants an engineer, particularly if it is widening.
- A straight vertical crack in the same place, every time
- A junction between two structures — almost always an original stone building and a later concrete addition — that were butted together and rendered over. It reopens after every redecoration because the two parts move relative to each other. Not usually urgent, and it will never stop until the junction is detailed deliberately. See extensions.
- At the crown of a vault or arch
- A geometry problem. Something has changed how the vault carries thrust — an opening cut through a spandrel, a pier removed, load added above, or a flank that has moved. Warrants an engineer promptly. See yposkafo excavation.
- Fine, map-like cracking across a rendered surface
- Usually the render rather than the structure — shrinkage, a coat applied too thick or cured too fast, or an incompatible mix on an old wall. Not structural, though on an old building it may indicate the wrong material was used. See plastering.
- Horizontal, part way up a wall
- Less common and worth taking seriously. Can indicate lateral pressure — a retaining situation, a wall pushed by fill or water behind it — or in a masonry wall, a bed joint failing. Warrants an engineer.
What else to look at before deciding
The crack is one data point. These four turn it into a diagnosis.
- Is it moving? Fix a piece of glass or a marked tell across it, or simply mark and date the ends in pencil and photograph it. Movement over weeks or months is the single most important fact.
- Is it through the structure or only the finish? Pick a small area of render off at the crack. A crack in the render only is a completely different situation from a crack through the masonry.
- Where is it in the building? Near a junction, above an opening, at a corner, under a terrace, above a retaining wall. Position is diagnostic.
- Is there water involved? Damp along a crack, or a crack that appeared after a wet winter, points at drainage or retained water rather than at load.
Santorini-specific causes
- Differential settlement in variable ground. The most common structural cause here. Foundations designed by assumption rather than from a trial pit.
- The old-new junction. Present in a large share of the island's stock. Not dangerous, permanently annoying, and fixable once.
- Altered vault geometry. Openings cut, piers removed, terraces built over vaults. Frequently done decades ago by a previous owner.
- Water behind a retaining structure. Pressure builds through a winter and pushes. See retaining walls.
- Corrosion expansion. Corroding reinforcement expands and cracks the concrete around it — this looks structural and is a durability problem. See salt-air corrosion protection.
- Thermal movement. Terraces and external walls in this sun move a great deal daily. Cracking at a rigid perimeter is usually this.
- Seismic history. In an active region, older buildings may carry historic cracking that is stable. Stable is not the same as unimportant, and an engineer can tell the difference.
Why filling is usually the wrong first move
A crack is information. Filling it destroys the information without addressing the cause, and the crack returns — usually in the same place, sometimes wider.
Worse, on a lime-built wall, filling with a cement-based filler creates a hard, brittle patch in a soft wall, which concentrates the next movement at the edges of the repair. That is how one crack becomes three.
The correct sequence is: understand the cause, address the cause, then repair the crack in a material compatible with the wall. Sometimes the cause is historic and no longer active, in which case repair alone is genuinely the answer — but that is a conclusion, not an assumption.
When to act immediately
Everything else can be photographed, dated, monitored and assessed at a sensible pace. Most cracks in most buildings are not emergencies — but the ones that are, are.
Questions people actually ask
How wide does a crack have to be before it is serious?
Width is a poor guide on its own. A hairline that is widening matters more than a wider one that has been static for twenty years. Pattern, position and movement are what count.
Can I just fill it?
Only once you know why it is there and whether it is still moving. Filling an active crack means doing it again, and filling with the wrong material on an old wall makes it worse.
The crack appeared after an earthquake. Is that expected?
It should be assessed rather than assumed either way. In a seismically active region some cracking is historic and stable, and new cracking after an event warrants a professional opinion.
My whole house has hairline cracks in the render. Should I worry?
Usually a render issue rather than a structural one, and on an old building it may indicate an incompatible mix. Take a small area off at one crack to see whether it goes through.
Will an engineer's report be expensive?
Modest against either unnecessary strengthening or an unrecognised problem, and it is the only way to know which you have. It is also the document you will want if you sell.
