What to send

The most useful first message is short and specific. A photograph of the problem, one sentence about the property, and where it is. From that we can usually tell you whether it is a job for us, roughly what it involves, and whether you actually need a builder or an engineer — which is occasionally the honest answer.

• Where the property is. The settlement, and how close a vehicle can get. On this island that single fact shapes everything else.
• What the problem or plan is. One sentence. "The terrace leaks into the bedroom below" is more useful than a page of background.
• Photographs. Wide enough to show context, plus close on the problem. Phone photographs are entirely fine.
• Your timescale. Whether you are planning for this winter or exploring for next year changes the advice.

Response times, honestly

We have deliberately not published a "within 24 hours, guaranteed" promise, because on an island where crews are on remote sites and the closed season is the busiest period, that would be a promise we could not keep in every week of the year.

What we can say is that WhatsApp reaches someone fastest, that a message with a photograph gets a more useful reply than one without, and that if a job is not one we should take we will say so quickly rather than going quiet.

For urgent problems

If water is entering the building, something is unsafe, or a property is open and unsecured, call or message rather than emailing. See emergency repairs for what we treat as urgent and what we can realistically do the same day.
