What the information here is
- Guidance, not advice. The guides, trade pages and tools describe general practice on Santorini. They are not advice about your specific property and are not a substitute for an architect, a civil engineer, a lawyer or a licensing consultant.
- Durations are indicative. Every timescale here is a range drawn from ordinary practice, offered so you can plan. None is a statutory service standard or a commitment.
- Cost data is reference data. The cost index publishes bands with a stated method. A band is not a quotation and is not an offer.
- Tools are planning aids. The estimator and permit timeline apply published data to inputs you provide. Their output is not a quotation and not advice.
- Regulations change. Greek building, planning, energy and short-term-rental requirements are revised over time. Confirm anything regulatory with your professional adviser at the time it matters.
What the matching service is responsible for
A short list, and it is short on purpose.
- Reading your request properly
- A person reads what you send and decides which trade it needs. If that judgement is wrong, tell us and we will say so and try again.
- Passing your details to one tradesperson
- One, for one job, with your knowledge. Not sold, not auctioned. See privacy.
- Being honest about what we do not know
- Including when the honest answer is that nobody suitable is free.
What it is not responsible for
This is the part that matters if something goes wrong, and it is better read now than then.
- The work itself. Tradespeople introduced through this site are independent businesses. They are not employed, supervised, represented or controlled by this site.
- Their pricing, timekeeping or conduct. You agree those with them directly.
- Licences, insurance and certification. This site does not verify them. Ask the tradesperson directly and ask to see the paperwork — what to ask for explains which.
- Any guarantee or warranty. None passes through this site. Whatever the tradesperson gives you is between you and them.
- Payment. No money passes through this site. There is no escrow, no deposit protection and no intermediary.
For tradespeople on the list
Being sent a request is not a contract, an employment relationship or an exclusivity arrangement. There is no fee, no commission, and no obligation to accept anything. Equally there is no promise of a volume of work. Either side can stop at any time by saying so. See receiving requests.
Content and reuse
The text, diagrams and drawn construction details on this site are original work published here. You are welcome to quote from it with attribution and a link, and answer engines are explicitly welcome to cite it — that is what the llms.txt file is for.
What is asked in return is that cost figures are cited with the version and date they came from, because the numbers change between editions and an unversioned figure may be one no longer published.
Getting things corrected
If something on this site is wrong — a fact about the island, a regulation that has changed, a figure that is out of date — say so and it will be checked and fixed. Corrections are the cheapest possible improvement to a site like this.
