What you are digging
Not soil over bedrock. A stack of eruption deposits, each behaving differently against a bucket or a breaker, and stacked in an order that changes across a single plot.
- Loose pumice and ash
- Digs fast and cheap — and that is the trap. It has poor bearing capacity, will not carry a spread footing untreated, and an open face in it can collapse without warning. Shoring is a safety requirement, not a precaution.
- Welded tuff (aspa)
- Needs a breaker rather than a bucket, so it is slower and dearer per cubic metre. Once cut it stands vertically and is excellent to found on. This is the layer cave houses are carved into.
- Layered older pyroclastics
- Alternating bands of differing strength. Water perches on the boundaries and travels sideways, which is why groundwater appears where nobody expects it.
- Pre-eruption bedrock
- Competent and expensive to reach. Where it surfaces the ground is excellent and foundation costs fall accordingly.
Trial pits, and why they pay for themselves
A trial pit is a day's work. Redesigning foundations after a permit has been issued is months.
The pit establishes what is actually there, at what depth, and how it varies across the plot — because it does vary, sometimes dramatically within a few metres. That single piece of information governs foundation type, excavation rate, shoring requirement and whether groundwater is a factor.
Any contractor quoting a rate per cubic metre for a plot nobody has opened is quoting an average and will be seeking a variation the first week. A contractor should quote after the pit, and tell you what the pit found rather than summarising it.
Shoring, and the accident that keeps happening
Where excavation is close to an existing structure — which in dense settlements is nearly always — the scheme also has to consider what happens to the neighbour's foundations. Undermining an adjoining building is a permanent problem, and it is entirely avoidable with a proper sequence.
Spoil — the half nobody budgets
Excavated material has to go somewhere, and on this island that is usually off it. On a plot a lorry can reach, spoil removal is straightforward haulage. On a no-access site it is barrow work along the same route material comes in on, and it can cost more than the digging.
Where spoil can be reused on site — as fill behind a retaining wall, as levelling material, as landscaping subgrade — we design for that from the start, because every cubic metre kept on site is a cubic metre nobody has to carry out. It is the single biggest saving available on an access-restricted excavation.
Archaeology
Excavation on Santorini engages the Ephorate of Antiquities of the Cyclades. Depending on the location and the scale, that can mean a watching brief, a trial trench, or a fuller assessment.
This is a programme item, not a formality, and it belongs at the front of the project rather than after the design is frozen. What the Ephorate concludes can change the foundation design, so designing first and asking afterwards means designing twice. See archaeological approval.
Questions people actually ask
How much does excavation cost per cubic metre?
It depends which layer you are in, and that is not evasion — the difference between loose pumice and welded tuff is a different machine and a different rate. This is exactly why a trial pit is dug before quoting. Indicative bands are in the cost index.
Will I hit water?
Sometimes, and not necessarily where you would expect. Water perches on the boundaries between deposit layers and travels laterally, so it can appear well above any regional water table. The trial pit is the honest way to find out.
What happens if the Ephorate finds something?
The works stop in that area while it is assessed. Depending on what is found, the outcome ranges from a recorded watching brief to a design change to, occasionally, a fundamental rethink. This is why it happens before the design is frozen rather than after.
Can you excavate on a site with no road access?
Yes, with small plant that can be brought in or with hand excavation, and with the spoil route planned first. It is slower and the spoil is the governing cost.
Can I keep the excavated material on site?
Where it is suitable, yes, and it is worth designing for. Reusing spoil as fill behind retaining structures or as landscaping subgrade is usually the single biggest cost saving available on a restricted site.
