Cave house renovation and restoration

Most of the cost is behind the plaster. So the survey opens it up.

Short answer

Renovating a yposkafo starts with investigation, not design: the vault geometry, the state of the tuff, previous alterations and the moisture path are all hidden behind plaster. The two failures that dominate are cement render trapping moisture, and earlier owners cutting openings that changed how the vault carries load.

Why we will not quote from photographs

A cave house hides its entire condition behind a skin of plaster. What matters — the vault profile, whether the tuff is sound, where earlier owners cut through, how many layers of cement render are trapping moisture, where the water is actually coming from — is invisible until something comes off.

So the sequence is investigation, then price. A section of render off in three or four places, the floor build-up checked at a corner, the drainage traced, the cistern inspected, and where the geometry looks altered, a proper look at the crown. It takes days and it costs a fraction of what it saves.

A contractor who gives you a fixed price for a cave renovation from photographs has either padded it heavily or is planning to recover it through variations. Both are worse for you than an honest range.

The four things that turn up, in order of frequency

Cement render and plastic paint
By far the most common. Someone in the 1990s or 2000s replaced lime with cement and sealed it with acrylic. The rock behind still carries moisture; it now has nowhere to go, so it condenses behind the film and pushes the surface off in sheets. The fix is removal back to substrate and rebuilding in lime — not another coat of something better.
Openings cut without engineering
A window punched through a spandrel, a doorway widened, two rooms joined by removing a pier. Each one changed how the vault carries thrust. The evidence is usually a crack at the crown or a diagonal from a corner of the new opening.
Water arriving from above ground
Terraces, paths and neighbouring properties draining onto the ground above the vault. Water travels along the boundaries between the layers and appears somewhere unrelated inside. Fixing the inside without fixing the surface routing is a repeat visit.
Services buried in the rock badly
Chases cut deep and wide through the vault haunch, cables and pipes with no route drawing. This is why the as-built information at handover matters.

What restoration involves

  1. Investigation and survey, including a structural view where the geometry has been altered.
  2. Stripping back impermeable finishes to substrate. This is dirty, slow and generates a lot of spoil that has to leave by whatever route the site has.
  3. Structural repair where needed: stitching cracks, reinstating piers, forming proper heads to openings that were cut without them.
  4. Surface water routing above ground, and drainage. Almost always part of a real fix.
  5. Rebuilding in compatible materials — lime plaster in coats, lime wash, breathable throughout.
  6. Ventilation: a designed air path, extract in wet rooms sized for the volume, humidity control rather than a switch.
  7. Services, finishes, joinery and fit-out.

What to keep and what to let go

Restoration decisions on these buildings are frequently emotional, so it helps to be blunt about which traditional elements are doing work and which are nostalgia.

  • Keep the vault geometry. It is the structure. Any change is an engineering decision.
  • Keep lime. Not for authenticity — because vapour-open finishes are the only ones that work against rock.
  • Keep the cistern if it is sound. A restored στέρνα is genuinely useful on an island with no surface fresh water, and it is a real asset rather than a feature.
  • Let go of the original floor level if it is trapping damp. Sometimes the historically correct answer is the wet one.
  • Let go of tiny original openings only where the engineering allows. More light is possible; it is a structural conversation first and an aesthetic one second.

Realistic programme and budget shape

Five to twelve months is the usual range for a full restoration, and the spread is wide because it is governed by what the investigation finds and whether approvals are needed for external changes.

The budget shape is unusual compared with a conventional renovation: a large share goes into strip-out, spoil removal, structural repair and moisture work that will be entirely invisible when finished. Owners who budget for kitchens and bathrooms and treat the rest as a contingency get an unpleasant surprise. Indicative bands are in the cost index.

Questions people actually ask

My cave house is wet. Is it rising damp?

Almost never in the sense people mean. The rock around a yposkafo carries moisture as a matter of course, and a healthy cave manages it by letting the wall dry inwards through a vapour-open finish. Wetness is usually the finish being impermeable, surface water routing above, or a lack of ventilation. See damp and humidity in Santorini houses.

There is a crack along the top of my ceiling. Is it serious?

A crack at the crown of a vault deserves a structural opinion rather than filler, particularly if anyone has altered openings. It may be historic and stable, or it may be the vault telling you the geometry changed. See what cracks mean.

Can I add a bathroom or a kitchen to a cave house?

Yes. The constraints are extract ventilation sized for the volume and ducted out, drainage falls in a building with limited floor build-up, and not cutting chases through structurally important parts of the vault.

Do I need a permit to renovate inside?

It depends on what you touch. Purely internal, non-structural work with no change to openings frequently sits outside a full permit; anything structural, any new opening, and anything visible externally in a designated settlement does not. We will tell you honestly which side yours falls on rather than guessing in your favour.

How long does it take?

Five to twelve months for a full restoration, plus approvals where external work is involved. The investigation adds one to three weeks at the start and reliably saves more than that later.
