Why the obvious solution is the wrong one
The instinct on finding a damp cave wall is to seal it. Cement render, a waterproof additive, a tanking system, plastic paint. All of these work by stopping moisture at a barrier.
In a cave that barrier has rock on one side of it that is permanently, naturally damp. The moisture arrives, cannot pass, and accumulates at the interface. It then either condenses and pushes the finish off in sheets, or it carries salts to the interface which crystallise and blow the bond. Either way, the wall is now wetter than before and the surface is failing.
A healthy yposkafo has always worked by letting moisture pass through the finish and evaporate into a ventilated room. That is not a compromise or a traditional inefficiency — it is the only mechanism available in a building surrounded by rock.
The three things that actually work
- Vapour-open finishes throughout. Lime plaster and lime wash. Moisture crosses the finish and evaporates from the face. See plastering.
- A designed air path. A cave with one opening at the face is a dead-ended volume — humid air has nowhere to go. A passive stack, or mechanical extract at the deep end, moves it. Wet rooms need extract sized for their volume and ducted to outside, running on humidity control rather than a light switch.
- Surface water routing above the vault. Terraces, paths, planting and neighbouring drainage all put water into ground that sits above your ceiling. Water travels along the boundaries between deposit layers, so it emerges inside somewhere unrelated to where it entered. Fixing the inside without fixing what is above is a repeat visit.
What a proper remediation involves
- Investigation: where the moisture is actually arriving from, what finishes are present, and whether anyone has altered the vault geometry.
- Survey above ground: terraces, paths, drainage, neighbouring discharge, and any leaking supply or cistern. This is the step most often skipped and most often the source.
- Strip failed impermeable finishes back to substrate. Dirty, slow, and it generates real quantities of waste to remove.
- Address the water above: routing, collection, drainage, repair of leaks.
- Structural repair where investigation found altered geometry or cracking. See cave house renovation.
- Rebuild in lime, in coats, allowing curing time. This cannot be compressed.
- Install the ventilation strategy: passive stack or extract, sized and ducted properly, with make-up air.
- Where salts are heavily concentrated, poultice or otherwise reduce them before re-finishing.
Living with a cave, honestly
A well-managed yposkafo is comfortable, remarkably cool in summer, and dry to the touch. It is not, and will never be, a hermetically dry modern box, and it is worth having that expectation set correctly.
- Humidity will be higher than in a conventional building. Ventilation manages it; nothing eliminates it.
- Furniture against a wall with no air gap will develop mould behind it. Built-in joinery here is ventilated for that reason. See carpentry.

Questions people actually ask
Can a cave house be made completely dry?
Not in the sense of a sealed modern building, and anyone promising that is selling you the failure mode. It can absolutely be dry to touch, comfortable and free of mould, which is achieved by managing moisture rather than blocking it.
Someone offered to tank my cave walls. Should I?
We would advise against it. Tanking puts a barrier between damp rock and your room, and the moisture accumulates behind it. It is the most expensive way to make the problem worse.
Why is the damp worse since I renovated?
Almost always because the renovation replaced breathable finishes with impermeable ones. It is the single most common story we hear about cave houses, and reversing it means taking the new finish off.
Is a dehumidifier the answer?
It helps, particularly in a closed-up property over winter, and it treats symptoms. If the finishes are impermeable and there is water arriving from a terrace above, a dehumidifier runs forever without fixing anything.
Can I have a bathroom in a cave house?
