What is actually worth installing here

Leak detection
The single highest-value item. A burst supply pipe in an empty property in February can run for weeks. A sensor at each wet area with an automatic shut-off valve turns a catastrophe into an alert on your phone.
Humidity monitoring
Particularly in cave properties and closed-up houses. Rising humidity over the winter is the early warning for a mould problem, and it is invisible until you arrive in May.
Remote climate control
Bring a property up to temperature and dehumidify before arrival, and confirm that the air conditioning is genuinely off after guests leave — which it frequently is not.
Keyless entry
For rentals, removes the key handover entirely, and access codes can be time-limited to the booking. Also removes the lost-key problem, which on an island is not a five-minute fix.
Water level and pump monitoring
On a property with a cistern or storage tanks, knowing the level remotely is genuinely useful rather than a novelty.
Power monitoring
Detects a tripped circuit or a failed appliance in an empty property — a freezer that has quietly defrosted, for example.

Designing for an island

A system that assumes uninterrupted power and connectivity is a system that will disappoint here.

  • Local control that survives connectivity loss. If the internet drops, the heating, locks and lights must still work from the wall. A cloud-dependent system that bricks without connection is unsuitable for a remote property.
  • Battery backup on critical components, especially locks and alarm systems. Being unable to open your own door after a power cut is a serious failure.
  • Alerts that reach you reliably, and that you can distinguish. Twenty notifications a day means the important one gets ignored.
  • Serviceable, obtainable equipment. A proprietary system nobody on the island can support is a liability. We would rather install something ordinary that can be fixed in a day.
  • Documentation. Which sensor is where, what the shut-off valve controls, and how to override everything manually. Handed over in writing, because the person dealing with a leak may not be you.

Install it during the renovation

Cabling, sensors and valve positions are dramatically cheaper to install before the walls are finished. Retrofitting into a cave house or a stone building means chasing walls that have just been rendered in lime, and in some positions it simply is not possible without damage.

Rentals specifically

For a short-term rental the system should reduce work for whoever manages the property, not create it.

  • Time-limited access codes issued per booking, and revoked automatically.
  • A sensible occupancy-based climate setup, because guests will leave the air conditioning running with the terrace doors open.
  • Leak and alarm alerts routed to the local manager rather than to an owner in another time zone.
  • Nothing that requires a guest to download an application or learn a system. If it needs explaining, it will generate a complaint.

What is the single most useful thing to install?

Leak detection with an automatic shut-off valve. A pipe failure in an empty property in winter causes more damage than any other single event, and it is entirely preventable.

Will it still work if the internet goes down?

It should. Systems get specified with local control so that heating, lights and locks continue to work from the wall. Remote access is lost; the building keeps functioning.

Can guests lock themselves out with a keyless lock?

Far less easily than with a physical key, which is the main reason to fit one. Battery backup and a mechanical override are part of the specification for exactly this reason.

Can you add this to an existing house without rewiring?

Much of it, yes, using wireless sensors and retrofit devices. Valves and anything needing power at a specific point are harder — which is why first-fix provision during a renovation is worth so much.

Do I need this if someone checks the property?

They complement each other. A monthly check finds a leak up to a month after it started; a sensor finds it in minutes. For a valuable property left empty, both is the sensible answer.
