Cause 1: trapped moisture (the common one)
A traditional wall or a cave wall is in contact with damp material — ground, rock, or its own thickness. It has always been. The building coped because the finish let moisture pass through and evaporate from the face.
Replace that finish with cement render, a waterproof additive or acrylic paint, and the moisture reaches a barrier. It accumulates, condenses, carries salts to the interface, and pushes the finish off.
How to tell: the finish lifts in sheets or flakes rather than simply staining. A white bloom of salts appears. The problem returns within a year or two of every redecoration. It is often worse in winter and often worse low down.
The fix: strip back to substrate, rebuild in lime, ventilate. Not another coat. See cave house damp proofing and plastering.
Cause 2: surface water arriving from above
Extremely common on a terraced island, and almost always overlooked because the source is not in the affected room.
Water lands on a terrace, a path, a neighbour's property or open ground above your building. It enters the ground and travels — and because Santorini's deposits are layered, it travels laterally along the boundaries between layers rather than straight down. It emerges somewhere entirely unrelated to where it entered.
How to tell: the damp is seasonal, appearing after rain and receding. It is worse on the uphill side. There is a terrace, path, garden or neighbouring property above the affected area.
The fix: find and route the water above ground — collection, drainage, and a discharge that goes somewhere. Only then treat the inside. Fixing the interior while the source continues is a repeat visit.

Cause 3: condensation
Warm humid air meets a cold surface and deposits its moisture. In a closed-up property, in a cave, or in a bathroom with inadequate extract, this is a large share of the problem.
How to tell: it appears on cold surfaces — behind furniture against an external wall, in corners, on window reveals, on the coldest wall in the room. Black mould rather than salt bloom. Worse in winter, worse in unheated and unventilated rooms, and dramatically worse in a property closed for months.
The fix: ventilation and, in a cave property, a designed air path rather than an open window.
- Extract in bathrooms and kitchens sized for the actual volume, ducted to outside, on humidity control rather than a light switch.
- Make-up air, because an extract fan in a sealed room achieves very little.
- A passive stack or mechanical extract at the deep end of a cave, which otherwise has no air path at all.
- Ventilation or dehumidification in a property closed over winter. Sealing a house in October and returning in May is how mould problems start. See property maintenance.
- An air gap behind furniture against external walls, and ventilated built-in joinery. See carpentry.
Cause 4: an actual leak
The least common of the four and the one everybody assumes first.
- Terrace or roof waterproofing failure — the most likely leak in a Santorini building, and almost always a movement failure rather than a material one. See waterproofing.
- A supply pipe, which in an empty property can run for weeks unnoticed. See smart home for leak detection.
- Drainage — a cracked or blocked run inside the building fabric.
- A blocked terrace outlet, which turns a terrace into a pond that then finds the weakest point in the detailing.
- A failed seal at a window, door or penetration, showing up only in wind-driven rain.
How to tell: it is localised, it appears reasonably quickly, and it correlates with either rain or water use rather than with season generally.
Important: water tracks. The wet patch is rarely below the entry point — it follows falls, voids and service runs. Investigation before repair is not a delaying tactic; repairing the wrong place is the most common waterproofing expenditure on this island.

Frequently there are two causes at once, which is why a proper investigation looks at all four rather than confirming the first plausible one.
What we would never do
- Tank the inside of a cave or an old stone wall. It traps moisture behind a barrier and makes the problem worse. Anyone offering this has not understood the building.
- Inject a chemical damp-proof course into a rubble stone wall and call it solved. In a wall of that construction, on this island, that is rarely addressing the actual cause.
- Re-render over failed impermeable render without stripping back. The new coat inherits the same problem.
- Fit a dehumidifier and call it a fix where the finishes are impermeable and water is arriving from a terrace above. It manages a symptom forever.
- Redecorate a damp wall so it looks solved for a client. It comes back, and it comes back in a worse condition.
Questions people actually ask
Is damp in a cave house normal?
Some humidity is inherent — you are surrounded by damp rock. Wet walls, lifting finishes and mould are not normal and are fixable. The aim is managing moisture, not eliminating it.
Will a dehumidifier fix it?
It helps with condensation and is useful in a closed property over winter. Where the cause is impermeable finishes or water from above, it treats the symptom indefinitely.
My builder says the walls need sealing. Is that right?
On a modern wall with a moisture barrier behind it, possibly. On a lime-built or cave wall, it is the classic mistake and it will make things worse. Ask what the wall is made of before agreeing.
Why is it worse after I renovated?
Almost always because the renovation replaced breathable finishes with impermeable ones, or because a new sealed floor pushed the moisture into the walls.
How long does a proper fix take?
Stripping, structural or drainage work, and rebuilding in lime with curing time is weeks rather than days. Lime cannot be rushed, and rushing it produces a weak render that fails.
