The ground and the access
Karterados occupies a ravine running inland from near the east coast, just below Fira. The village is built along and into its sides, with houses carved back into the ravine walls and terraced structures stepping down toward the bed.
A ravine does one thing above all: it collects water and moves it. Winter rain from a substantial catchment finds its way down here, and it travels both on the surface and along the boundaries between deposit layers underground. That is the single most important fact about building in Karterados.
Access is a mix — reasonable at the rim, stepped and constrained down in the ravine. It is generally easier than the caldera settlements and harder than flat inland ground.
What is built here
Carved yposkafo in the ravine walls, terraced houses stepping down the sides, and conventional property on the flatter ground above.

What matters most on a job in Karterados
- Map the water before designing anything. Where it comes from, where it goes, and what happens in a heavy winter. This is the first survey task here.
- Never seal a cave from the inside. Ravine caves are exactly the situation where trapped moisture does most damage.
- Check the retaining structures. They are holding the ground your building sits on, and their drainage is what keeps them up.
- Consider your neighbours' water. In a ravine, upstream decisions arrive downstream.
- Do external water work before winter. A drainage fix installed in November is worth more than the same fix in March.
Questions people actually ask
Why is my Karterados cave house damp?
Usually a combination of impermeable internal finishes and surface water arriving from above. In a ravine the second half matters more than almost anywhere else on the island.
Does the ravine flood?
A ravine concentrates runoff in heavy rain by its nature. The practical response is routing and drainage designed for that reality rather than for an average year.
Is access difficult?
Easier than the caldera settlements, harder than flat inland ground, and it varies with how far down the ravine the property sits. The specific route needs checking.
Can I build an extension here?
Subject to the envelope, and with particular attention to what it does to water routing and to any retaining structure it sits above or behind.
Is it close enough to Fira to be convenient?
It is very close, which is much of its appeal, and it has neither Fira's density nor Fira's access constraints.
