The ground and the access
Monolithos is flat coastal ground on the east side, next to the airport and beneath the Profitis Ilias massif. In parts of this area the older pre-eruption rock is much closer to the surface than elsewhere on the island, which means competent bearing ground at shallow depth.
That combination — flat, accessible, and good ground — makes it the least constrained place to build on Santorini. Plant can reach any plot, spoil leaves by lorry, foundations are conventional, and none of the multipliers that dominate a caldera budget apply.
The airport is adjacent, and aircraft noise is a genuine design consideration for a residence here — it affects glazing specification, layout and where bedrooms sit.
What is built here
Ordinary residential, agricultural land, some tourism development, and light commercial and industrial property associated with the airport and the island's servicing needs.

- Take the access advantage seriously in the design. Larger spans, bigger pours and heavier materials are all practical here.

Is the ground really better here?
In parts of the area, competent rock is much closer to the surface than in the deep pumice deposits elsewhere. Your specific plot still gets a trial pit.
Are there planning restrictions?
The planning envelope applies as everywhere, and designated settlement controls generally do not. Check your specific plot rather than assuming.
Can I build a larger house here for the same money?
Generally yes. Access and ground are the two biggest cost variables on this island and Monolithos is favourable on both.
