Why they work so well here, and what limits them
The solar resource on this island is genuinely excellent and the payback on a domestic solar water heater is short. For most properties it covers the great majority of hot water demand for most of the year, with an electric element covering the rest.
The limits are practical rather than solar:
- Scale. Hard water deposits inside the cylinder and on the immersion element. Performance declines gradually enough that owners attribute it to the panels rather than the cylinder, and by the time it is obvious the element is often failing too.
- Wind. A cylinder and panel assembly on a flat roof presents real surface area to a wind that is stronger here than most installers' default assumptions. Mounting has to be fixed into structure and rated for it.
- Visibility. In a designated settlement, a bright cylinder on a roof parapet is an appearance issue. Siting, screening or a split system with a concealed cylinder is often required.
- Salt. The frame, fixings and fittings corrode. Stainless throughout, not galvanised.
Servicing, which almost nobody does
A solar water heater is treated as maintenance-free until it stops working. It is not.
- Descaling the cylinder and replacing the sacrificial anode where fitted.
- Checking and replacing the immersion element, which is the usual failure point on a scaled system.
- Checking the heat transfer fluid and the circuit on indirect systems.
- Cleaning the panel surface — Santorini generates a lot of fine dust and a dusty panel is a less efficient one.
- Checking the mounting and fixings, which is the safety item.
- Checking the pressure relief and the temperature limits, which is the other safety item.
Solar hot water or photovoltaics?
They are different technologies answering different questions, and on this island both are usually worth having.

Questions people actually ask
My solar water heater is not getting hot. What is wrong?
Most commonly scale in the cylinder or a failed immersion element; sometimes a dusty or shaded panel, sometimes a fluid or circulation problem on an indirect system. It is diagnosable in a visit and rarely means replacing the whole assembly.
Can I put one on a roof in Oia or a protected settlement?
Subject to the settlement rules on visibility. Concealed siting, screening or a split arrangement with the cylinder out of sight is frequently the route. Ask before buying.
Will it work in winter?
It contributes usefully through the mild winter here, though most properties will use the electric element more in December and January. A well-sized system still saves substantially over the year.
How often should it be serviced?
Annually is sensible given the water hardness, and for a rental it should be before the season starts rather than when a guest reports it.
Is a heat pump a better option?
For a year-round occupied property with high demand, sometimes. For a seasonal property, the simplicity and low cost of a solar cylinder is hard to beat. It depends on occupancy pattern more than anything else.
