The founding fact
There are no rivers on Santorini and no useful springs. Rainfall is modest and concentrated in the winter months. Everything about how the island stores, moves and treats water follows from that single geographic fact — and it explains the cistern tradition, the terracing, and even the way the vines are grown without irrigation.
For an owner, it means that "where does the water come from" is a real question with four possible answers, and most properties use two of them.
The four sources
- Rainwater cistern (στέρνα)
- Roof and terrace act as catchment; runoff is collected, the dirty first flush is diverted, and the rest is stored in a lime-plastered chamber. Soft water, excellent for the building and for appliances, and finite — it depends on your catchment area and the winter you have had. See water cisterns.
- Network supply
- Available across much of the island. Pressure varies with elevation and with peak seasonal demand, and a high property in August is the worst case. Hard, which is the source of most appliance problems.
- Desalinated supply
- Used widely on the island. Reliable and drought-independent, with its own treatment and scale characteristics.
- Tanker delivery
- Common for pools and for properties without adequate network supply. Requires storage sized for the delivery interval rather than for daily use, and delivery access — which on a stepped-lane property is a genuine constraint.
How the cistern actually works
The catchment is the roof and terrace, which is why the roof specification on a property with a working cistern is partly a water-quality decision. The first-flush diversion keeps the initial runoff — carrying accumulated dust, and this island produces a great deal of it — out of storage.
The chamber itself is lined with lime plaster gauged with the island's own volcanic earth, a natural pozzolan that sets hard and works in permanently damp conditions. That material is why these cisterns have held for generations, and it is why a repair in cement fails.
Restoring one is largely a plastering job carried out in a confined space, plus reinstating the catchment, the inlet screening and a safe sealed access cover.
Hard water, the quiet destroyer
The single most consistent water problem on Santorini is scale, and it is expensive because it works invisibly.
- Solar hot water cylinders. Scale on the cylinder and the immersion element reduces output gradually enough that owners blame the panels for years before the element fails. See solar water heaters.
- Dishwashers and washing machines, which fail early and produce the cloudy glassware guests notice.
- Mixer cartridges, aerators and shower heads, which is where owners first see it.
- Pool heat exchangers, which is where it gets expensive.
- Kettles and coffee machines, which in a rental is a weekly annoyance.
Whether softening or conditioning is worth it depends on the property. For a heavily used rental with a solar cylinder, several bathrooms and a dishwasher, it usually is. For a small property used a few weeks a year, frequently not. See plumbing.
Pressure, elevation and August
The most common water complaint in Santorini rentals is weak shower pressure, and it usually has a specific and diagnosable cause rather than being a fact of life.
- Elevation. A property high on the caldera rim is at the end of a long uphill run.
- Peak demand. Network pressure drops when the whole island is showering at once.
- Scaled or undersized boosting. A pump that was adequate five years ago and is now half-blocked.
- Storage sized for the wrong duty. A tank that empties faster than it fills during a full house.
These have different fixes, which is why it is measured — static and dynamic pressure — rather than guessed. Installing a bigger pump to solve a supply problem achieves nothing except noise.
Designing a property's water system
On a new build or a substantial renovation, these decisions get made together rather than in sequence.
- Storage volume against the actual peak occupancy and the delivery or refill interval.
- Boosting to give consistent pressure at the highest outlet under simultaneous demand.
- Treatment appropriate to the source — softening or conditioning where the economics work, filtration where the source needs it.
- A cistern where the catchment justifies one, integrated at design stage rather than retrofitted.

Water for the garden and the pool
These are the two demands that turn a manageable water situation into an expensive one, and both are design decisions rather than facts of life.
- The garden
- Traditional agriculture here is unirrigated — the vines are grown without water, trained low against the wind. A drought-adapted planting scheme costs a fraction of a thirsty one to run. - The pool
- Filling volume plus continuous top-up for evaporation. Wind over open water in a Santorini summer produces real losses, and on a tanker-filled property that is deliveries as well as money. A cover is the single most effective intervention. See pool maintenance.
- Irrigation, if you have it
- Drip, on a timer, at night, zoned so establishing and established planting are treated differently. Sprinklers in this wind lose most of the water before it lands.
- Cistern water for both
- Soft, effectively free once the cistern exists, and ideal for irrigation and pool top-up even where it is not used domestically. This is the strongest practical argument for restoring one.
What to check on a property you are buying
Water is one of the least visible things about a property and one of the most consequential.
- What is it actually supplied by? Owners are frequently wrong. Establish it rather than accepting the answer.
- Is there storage, and how much? Sized for what occupancy?
- Is there a cistern, and is it sound? A leaking cistern is a hidden void and a wasted asset at once.
- What is the pressure at the highest outlet under simultaneous demand? Measured, in season if possible.
- Is there boosting, and what condition is it in?
- How does the pool fill, and at what cost per season?

Questions people actually ask
Can I drink the tap water?
It depends entirely on the source and treatment at your specific property, and it is a testable question rather than a general one. What we can establish is exactly what your building is fed by and what treatment it has.
Is a cistern worth restoring?
Usually. It reduces tanker deliveries, provides soft water for garden and pool, and removes a hidden void under your property from the list of unknowns.
Why is my water pressure worse in August?
Peak network demand combined with elevation, sometimes with a scaled booster. Measuring static and dynamic pressure tells you which, and they have different fixes.
How much water does a pool need?
Filling volume plus continuous top-up for evaporation, which on a windy exposed site in summer is substantial. A cover changes that arithmetic materially.
Is a water softener worth installing?
For a property with a solar cylinder, multiple bathrooms and a dishwasher, usually yes on appliance life alone. For light seasonal use, frequently not.
