What these are and are not
Both tools are planning aids built on the same data we publish openly in the cost index. They exist to help you set a budget and a programme before you commission anything, and to let you sanity-check a quotation you have already received.
Neither is a quotation and neither is advice about your specific property. A real price requires opening the building up; a real permit timeline requires seeing your title, your survey and your plot's designation. Both tools say so in their output rather than in small print.
