Why the part, not the fault, sets the timescale

A technician can usually tell you what is wrong on the first visit. What they cannot do is conjure a drain pump for a nine-year-old Italian washing machine out of a warehouse that does not exist on this island.

Parts come from Athens or Thessaloniki. In a good week that is two to four days. In a bad week — a cancelled sailing, a public holiday, mid-August when everything is full — it is two weeks, and no amount of paying more changes it.

• Common parts are sometimes held locally. Heating elements, thermostats, door seals and drain pumps for the brands that sell well here. Ask; it is the difference between tomorrow and a fortnight.
• Old and obscure is the real risk. A fifteen-year-old appliance may simply be unrepairable because the part is discontinued, and finding that out takes a week of somebody trying.
• Commercial kitchen equipment is worse. Fewer suppliers, heavier parts, and a failure that costs a restaurant its service rather than an inconvenience.

What the island does to appliances

Two mechanisms account for most of what a technician sees here, and both are environmental rather than a question of build quality.

Hard water

Much of the island's supply is desalinated or tanked, and both run hard. Scale coats heating elements in washing machines, dishwashers and water heaters until the element overheats and fails. It also seizes pump impellers. A property on tank water with no softener will go through elements two or three times faster than the manufacturer expects.

Salt air

Refrigeration condensers, air-conditioning coils and any exposed metal chassis corrode. A fridge in a beachfront apartment at Perissa is in a harsher environment than the same fridge in Fira, and a great deal harsher than one in Athens.

Dust

Volcanic dust is fine and abrasive. It clogs condenser fins and filters, which makes the compressor work harder and shortens its life. Most "the fridge is not cold enough" callouts in summer are a choked condenser, not a gas leak.

Voltage

Rural supply can sag under summer load. Compressors and motors dislike it, and a property that trips or browns out repeatedly will kill appliances faster than one that does not.

When repair stops being worth it

A technician who is straight with you will sometimes tell you not to repair. That conversation usually turns on three things: the age of the machine, whether the part is still made, and whether the failure is a symptom of something else about to fail.

A ten-year-old washing machine needing a drum bearing is normally scrap. The same machine needing a door seal is worth fixing for years more. The distinction matters more here than on the mainland, because a replacement also has to come on a boat and be carried up steps.

For rental properties there is a further calculation: the cost of a failure mid-season is not the repair, it is the review. Owners of let properties frequently replace on a schedule rather than on failure, and that is a defensible choice here in a way it would not be elsewhere.
