What the survey establishes
- Boundaries, and their relationship to what is actually on the ground — walls, terraces and fences frequently do not sit on the legal line.
- Levels across the plot, which on a terraced hillside is the information that governs everything about the design.
- Existing structures, their footprints and their heights.
- The relationship to adjoining properties, including any structures on or across the boundary.
- Access — the actual route, its width, its gradient, and where vehicle access ends.
- Services where they are traceable, and the drainage route.
- The plot's position relative to the cadastral record. See Κτηματολόγιο.
What it turns up on Santorini specifically
Surveys here uncover more than they do on a regular mainland plot, and the findings are frequently consequential.
- Boundaries that do not match the walls
- Terracing built and rebuilt over generations follows the ground rather than the deed. A wall that everyone has treated as the boundary for forty years may not be it.
- Structures crossing boundaries
- Particularly in dense settlements, where a terrace, a staircase or a vault can extend under or over a neighbour's property. In Emporio and Pyrgos this is normal rather than exceptional.
- Access rights that are informal
- A path everyone uses that has no formal status, or a route across a neighbour's land relied on for decades without a registered right.
- A footprint that does not match the record
- An extension or terrace added at some point without permission. This is the finding that most often stops a permit application. See legalisation.
- Level differences that change the design
- On a stepped plot, an assumption about how much fall there is across the site can be badly wrong, and it governs retaining, drainage and whether a pool is feasible.
Why it comes first
The architect draws on it. The engineer designs foundations relative to its levels. The permit application depends on it. The contractor sets out from it.
A survey done late, or done badly, means every one of those has to be revisited. It is a small cost at the start of a project and an expensive one to correct in the middle, which is why it is the first professional appointment we suggest after the title check.
Access surveying, which matters more here than anywhere
On a Santorini project, the access route is a design input rather than a logistical detail — it determines what plant can reach the site, therefore what construction method is available, therefore the structure, therefore the cost.
So we ask for the survey to record the practical route as well as the legal one: where a lorry can actually stop, the width and step arrangement beyond that, any turning constraint, and where material would have to be staged. On an access-restricted property this information is worth more to the budget than almost anything else on the drawing.
Questions people actually ask
Do I need a survey if I am only renovating inside?
For purely internal non-structural work, frequently not. For anything requiring a permit, yes. And if you are buying, a survey is worth having regardless of what you plan to do.
What if the survey shows my wall is on my neighbour's land?
It is far better to know. Depending on the situation the answer ranges from a straightforward agreement to a legal matter, and either way it will surface eventually — usually at the worst possible moment, which is when one of you sells.
Can you arrange the survey?

How long does it take?
One to three weeks including the drawing, depending on the complexity of the plot and the surveyor's workload. Terraced plots with many levels take longer than flat ones.
Does the survey cover the ground conditions?
No — that is a separate ground investigation. A topographic survey tells you the shape of the site; a trial pit tells you what is under it. Both are needed and they are different appointments. See volcanic soil foundations.
